AIG/Lincoln increases its ‘green’ property portfolio
Moscow, 11 June 2014 – JLL has completed the ‘green’ certification process of the Office Building 2 of the Metropolis complex under the BREEAM In-Use certification scheme. The building has been awarded ratings “Good” for Asset Performance and “Very Good” for Building Management Performance. The building is managed by AIG/Lincoln Russia and owned by Heitman European Property Partners IV. Capital Partners is the developer of the Metropolis complex.
With total area of 33,700 sq m (22,700 sq m rentable area), the building is located at Leningradskoe Highway in Moscow and hosts the Russian headquarters of many international companies including Procter & Gamble, Mazda and Nokia. The Office Building 2 of the Metropolis complex was constructed in 2008. Heitman European Property Partners IV purchased the property in 2011 and appointed AIG/Lincoln Russia as the management company of the building.
The BREEAM In-Use certification scheme was created to enable the assessment of existing buildings during their operational phase to increase their efficiency and sustainability. The scheme covers both asset and management characteristics, including compliance of the building structure and engineering systems with international eco-standards (Asset Performance), and buildings operations practices to international best practice in terms of water and energy saving, reducing of waste production, implementation of environmental policies, etc. (Building Management)
Office Building 2 of the Metropolis complex scored highly due to its good access by public transport and cars, as well as alternative transport (the availability of cycle racks for example). The building also benefits from extensive on-site facilities and landscaping comprised of native species. Using local plants in landscape design helps to create comfortable public areas.
The energy efficient design of the building complements the good quality of internal environment for building users including the provision of fresh water supply, natural light and vapour humidification. Thanks to the proactive approach to the maintenance of the building components and engineering systems, it’s possible not only to maintain the good condition of equipment, but to also reduce power consumption.
The successful completion of the BREEAM In-Use certification is a reflection of the hard work and commitment carried out by management team to introduce the recycling technologies in the building.

AIG/Lincoln Russia and Heitman European Property Partners IV hope to improve the Part 1 Asset performance score of the Metropolis Office Building 2 and gain a Very Good rating in the future. This will be achieved through the introduction of continuous improvement measures in areas such as water consumption, energy efficiency, waste collection and recycling.
