OZ Mall has introduced the tenants

Jones Lang LaSalle presented shopping & entertainment centre OZ Mall in Krasnodar


Moscow, 4 October 2011 – The presentation of OZ Mall, the largest shopping & entertainment centre in the south of Russia, was hold in Krasnodar inside a newly constructed building. Among the participants were the project’s developer AIM Property Development, the centre’s exclusive leasing and marketing agent Jones Lang LaSalle, the representatives of the tenants - TSUM, OBI, M.Video and the Minopolis project.

Melih Ozkan, President of AIM Property Development, opened the meeting: “OZ Mall in Krasnodar is the company’s first Russian development project. We are often asked about the decision to start from here, not from Moscow as it usually happens. We chose Krasnodar because it is the most attractive region for investment. Krasnodar is remarkable for its differentiated economics; its residents have high income level and tend to prefer stylish clothes”.

OZ Mall will be one of the largest malls not only in the south of Russia but also in Europe. Alexandra Chirkaeva, Associate Director in Retail Agency, Jones Lang LaSalle, said: «OZ Mall has a superregional format. Its catchment area includes not only the residents of Krasnodar, but the whole Krasnodarskiy region with its 5 million population as well. By our calculations, the potential catchment area of OZ Mall will reach 3.5 million people”.

The third Russian TSUM store Trading House will be opened in OZ Mall. Yuri Polyakov, Managing Director of TSUM Trading House, said: «Only one TSUM store is working in Russia now – the shopping complex in Moscow city centre. Next year we will open a new TSUM store in St. Petersburg and the other one – in OZ Mall in Krasnodar. Krasnodar was not an accidental choice. The people in Kuban like dressing themselves fashionably and demonstrating it to the others. Now they will not have to go to Moscow to buy some fine clothes, they will have an opportunity to buy high-quality goods of international brands directly in Krasnodar. In OZ Mall TSUM will offer the full range of its goods – from accessories and perfume to clothing,” – concluded Yuri Polyakov.

The exclusive premiere of the OZ Mall is the entertainment children’s park Minopolis that is being developed in Russia by Agat International company. Alexandr Ivanov, Happylon, noted: «OZ Mall is a unique project not only for Krasnodar region but for the whole Russia. The project’s building, tenant pool and location will attract a huge amount of customers and visitors. Most of them will come there with their children to spend the whole day together. That is why we are opening the first interactive children’s entertaining centre in Eastern Europe in OZ Mall. In Minopolis children will spend all the day learning about different professions and situations with the help of professional teachers. Imagine a miniature railroad with real train that you can learn to drive, with real tickets and conductors; small shops and cafes, hairdressing saloons and offices imitating the “adults world” in all its details. Never before in Russia have objects of such scale been completed”.

Frank Barbalaco, Commercial Director of AIM Property Development, commented: «The volume of investments to the project will reach €300 million. 2/3 of this sum is our investment while the other 1/3 are the borrowed funds. Now we are focusing on the opening OZ Mall in Krasnodar on the 14th of February 2012. Our further plans include the development of OZ Mall chain throughout Russia».

By the moment 70% of the centre’s area is occupied by the retailers, Alexandra Chirkaeva,  Associate Director in Retail Agency, Jones Lang LaSalle, said. The total area of OZ Mall is 227,000 sq m including 164,000 sq m of leasable area. Four stores of anchor tenants are already working - Hoff! (13,402 sq m), OBI (11,487 sq m), O’KEY (12,497 sq m) and Decathlon (8,140 sq m). Moreover among the OZ Mall’s tenants will be Moscow TSUM (10, 000 sq.m.), Kronverk Cinema (5,300 sq m), Eldorado and M.Video (5,000 sq m in total) and Minopolis (4,500 sq m).

During the presentation of OZ Mall Jones Lang LaSalle’s consultants organized the tour around the shopping centre for federal and local retailers. The tour resulted in prior arrangements with potential tenants.
